Not every garage has an opener. Manual doors rely on a slide bolt or a T-handle lock that has to line up with the track. We repair and align those, replace worn handles and cylinders, and keep the door secure without a motor involved.

Honest advice, steady hands.

Chain-drive and belt-drive openers each have their place. Chains are durable and suit detached garages; belts are quiet and suit garages under bedrooms. We repair both, replacing gears, trolleys, belts and circuit boards where parts are available, and we tell you honestly when a new unit makes more sense than another repair.

A garage door belongs to the architecture. Its movement belongs to your everyday life. We bring both into the conversation.

  • Explanation before action. You will know what is worn, why it failed and what the options are before a single bolt is turned. Questions are welcome at every step.
  • A tidy garage. Drop cloths where needed, old parts bagged, floor swept. We leave the space as we found it, only with a working door.
  • Choices, not pressure. If a repair will do, we say so. If a replacement makes more sense, we explain why and let you decide.

1/3Garage Door Roller Replacement

Every morning the door announces itself: a rattle on the way up, a grinding squeal on the way down, loud enough that the neighbours know when you leave. A spray of lubricant settled it for a day or two, then the racket came back.

2/3Garage Door Panel Replacement

The inside face of one section has started to bow outward and the outer skin has a soft, wavy look. Tap it and it sounds hollow in places. The door is insulated, and the foam core seems to have parted from the steel.

3/3Torsion Spring Replacement

Looking up at the coil above the door, you can see a clean split with a gap of several centimetres between the two halves. The rest of the spring looks fine, but the door has become almost impossible to move by hand.

Springs & Hardware

Extension and torsion systems fail differently. A torsion spring breaks with a bang and leaves a visible gap in the coil; an extension spring stretches, sags or snaps at the hook. We work on both and know the signs of each.

  1. Torsion Spring Replacement

On a cold morning the remote does nothing useful: the light comes on, the motor turns briefly, the door stays shut.

  2. Garage Door Cable Replacement

The car bumper kissed the door on the way in.

  3. Garage Door Roller Replacement

New springs went in last year and the door balances well, yet it still clicks along the ceiling track like a train over rail joints.

  4. Photo-Eye Sensor Alignment or Replacement

Someone backed the car in a little too far, a bin or a bicycle brushed the track, and since then the door starts to close and comes back up.

Garage Door Opener Diagnosis and Repair

It is a January morning and the door lifts about a hand's width, groans, and settles back down. When you pull the release and try by hand the door feels far heavier than it used to, and the bottom seal is stuck hard to the slab.

Chain-Drive Opener Repair

The door opens about a third of the way and stops. Turning the limit screw on the head has made no difference, and the trolley seems to sit in the wrong place along the rail when the door is fully closed.

Belt-Drive Opener Repair

The belt looks fine from a distance, but up close the rubber has cracked across the back in dozens of places and, in one spot, you can see the steel cords showing through.

Garage Door Opener Replacement

Since the storm the door behaves oddly: it reverses halfway down for no reason, the light flickers, and the travel limits drift so it either slams or stops short. The board inside is discontinued and the last repair only bought a few months.

Photo-Eye Sensor Alignment or Replacement

Someone backed the car in a little too far, a bin or a bicycle brushed the track, and since then the door starts to close and comes back up. One sensor now sits at a slightly different angle from the other.

Smart Garage Controller Setup

One remote lives in a car you sold last spring. The other needs three presses from the driveway and its battery cover is taped on.

Emergency Release Repair

It is the coldest morning of the year. A week of slush and road salt has crusted over the outside release lock, the key will not seat, and the opener inside is silent after the overnight outage.

Which fix fits?

A car clipped the track and it is bent near the floor.

Sensible optionTrack section repair or replacement.

WhyA bent lower track binds the rollers on every cycle; straightening or a new section restores clean travel.

A hinge has cracked and the panel flexes as the door moves.

Sensible optionHinge replacement.

WhyHinges are numbered for their position on the door; the right one keeps the section aligned.

The rollers wobble in the track and the door shudders.

Sensible optionRoller replacement.

WhyWorn bearings and stems let the roller wander; a new set tracks true.

The bottom section has absorbed years of moisture and road-salt residue.

Sensible optionSectional Garage Door Replacement

WhyWhen broad rust, distortion or repeated impact damage reaches several parts of a door, replacement provides one coordinated starting point.

The existing door opens on old tracks that crowd storage near the ceiling.

Sensible optionInsulated Steel Garage Door Installation

WhyReplacing an older door is more than hanging new panels on whatever hardware is already present.

Your renovation drawings call for a garage door with a stated design pressure, yet the existing door has no readable label or installation record.

Sensible optionWind-Rated Garage Door Replacement

WhyAn exposed garage can experience both wind pushing the door inward and suction drawing it outward.

2021 Census

What it means at the door

About 41% of homes in Centre Wellington were built in 1980 or earlier, according to the 2021 Census.

In areas with a spread of building periods, garage doors fail for different reasons on the same street: worn pulleys and stretched cables on the older doors, cycle-limit springs and tired opener gears on the newer ones. Knowing which pattern applies shortens the diagnosis.

Single-detached houses make up about 73% of homes in Centre Wellington (2021 Census).

Mostly houses

Where homes are detached, the garage is frequently a workshop or storage room as well as parking, and the door may be opened dozens of times on a Saturday. Sealed-bearing rollers, protected sensors and a regular tune-up keep a hard-working door running smoothly.

Questions · (226) 770-4095

Can you replace my rollers with quieter ones during the tune-up?

Often, yes, if you decide you want them and stock is on the truck. Nylon rollers with sealed bearings run noticeably quieter than plain steel rollers and need no lubricant. Rollers on the middle sections can be changed with the door clamped in the track; the bottom rollers sit in the bottom brackets, which hold spring tension, and are changed as part of a separate job. The technician can tell you how many are worn and what the change would involve.

What should I do if the bottom seal freezes to the floor?

Do not keep pressing the button; the opener can tear the seal or pull the top section out of shape. Free the seal by clearing the ice along the threshold, with warm water poured on the concrete rather than the door, or by working a plastic scraper along the seal. Then treat the seal with a silicone spray. Keeping snow and meltwater cleared from the threshold and keeping the seal flexible with silicone prevents most repeats.

What kind of doors and openers do you service?

Residential sectional doors of every common construction: steel, insulated steel, aluminum and glass, wood and composite, single and double width, with torsion springs above the header or extension springs beside the horizontal tracks. Openers of all the usual types are covered too, including chain drive, belt drive, screw drive and wall-mounted jackshaft units. If the door is a one-piece tilt-up or a commercial rolling door, mention that when booking so the right hardware comes along.

Is it all right to keep using the door until the visit?

Use the door in a way that keeps you in control. If the opener closes only while the wall button is held, do that only while you can see the whole doorway and nobody is near it. Otherwise close the door first if you can, then move it by hand with the manual release, and get help if it feels heavy or binds. Keep children and pets clear during any test. A door that reverses is being cautious on your behalf.

Can a spring be adjusted rather than replaced?

A spring that is intact but has relaxed slightly can be given a little more tension, within limits, to restore balance; this is a normal adjustment on a door that has settled. A spring with a broken coil is replaced as a unit, since the wire has reached the end of its life. The technician checks the condition of the steel and recommends whichever restores a balanced, safe door.

Request a visit

A garage door is heavy and the springs carry real force, so the work in Centre Wellington is done the careful way: door clamped, tension released with proper bars, parts measured before they are matched, and the door run through complete cycles afterwards. Careful is not slow; it is simply how a heavy door should be treated.
